7 Reasons To List Your Home Before Spring

Everyone knows that the real estate market peaks around the spring. March, April, and May sometimes see three or four times the inventory we have the rest of the year because everyone wants to list their homes. However, listing in the spring might not be the right decision for everyone. Today I want to share my top seven reasons to list before the spring rush: 1. You can choose your move-out date. When there’s limited inventory, you have more leverage. This means it’s much more likely you’ll get to choose your move-out date. 2. Fewer homes means more offers. With fewer homes to choose from, serious buyers will be clamoring to make an offer on your home. 3. It’s easier to negotiate lease-back agreements. If you are worried about where you’ll live once you sell, you can negotiate a lease-back agreement. This way, you can rent your old home from your buyers while you look for your new one. Now is a great time to negotiate favorable terms since inventory is so low.
Interest rates are likely to increase this year, so the sooner you enter the market as a buyer, the better.
4. Low supply means demand will come your way. Because there’s less competition, you’ll have more showings and more offers.
5. More buyers look for deals the further we get into the year. Savvy buyers looking for good deals and price reductions don’t usually enter the market until May or June.
6. If you’re looking to sell then buy, you can lock in a low interest rate. Interest rates are likely to increase this year, so the sooner you enter the market as a buyer, the better.
7. If you sell now, you can be a buyer during the inventory rush. We get loads more inventory in the spring. If you sell now, we can negotiate a move-out date that will put you in the thick of the spring market.
